"Does Insurance Cover This?" Here's What You Need to Know About Plumbing Emergencies and Insurance Coverage
We get asked this almost every day—especially when dealing with plumbing emergencies: “Will my insurance cover this?”
If you’re currently experiencing a plumbing emergency, call us immediately on 0435 636 278. Our team can provide assistance over the phone until help arrives.
Before You Search Online, Check Your Policy
Before diving into internet research, take a moment to review your current insurance policy. Look closely at the fine print to understand what is and isn’t covered. Coverage can vary significantly between providers and depends on the specific policy features and add-ons you selected when the policy began.
In plumbing emergencies—such as a burst pipe, blocked drain, or flooding—you might not immediately know the cause. Once an experienced plumber inspects the situation, hidden issues like tree root damage, collapsed pipes, or sewer line blockages may be uncovered.
That’s when you really want to know if your home insurance has your back.
Does Home Insurance Cover Plumbing Issues?
In many cases, yes—but only under certain conditions. Most home insurance policies cover accidental and sudden plumbing problems, like a burst pipe or leaking appliance, especially when they result in water damage to the property.
Here are key areas where insurance may apply:
1. Property Coverage
This protects your personal belongings—such as clothes, furniture, and appliances—if they’re damaged due to a covered plumbing issue. High-value items like jewellery may only be covered up to a certain limit (e.g., $1,000–$2,000), unless you've chosen extra coverage.
2. Dwelling Coverage
This covers damage to the physical structure of your home—walls, floors, ceilings, and even built-in systems like your hot water heater. If access to a pipe requires cutting into a wall or flooring, this part of the policy may cover repairs.
Does Insurance Cover Storm Damage?
Most home and contents insurance policies in Australia cover damage caused by storms, including:
Heavy rain, wind, and hail
Lightning strikes
Flooding from overflowing gutters or drains
Damage from falling trees or debris
Landslides or earth movement caused by storms
Storms can escalate rapidly, and insurance provides a financial safety net when disaster strikes.
What About Hail Damage?
If your insurance includes storm cover, it usually also covers hail damage. Given Australia’s unpredictable weather, this is an important inclusion. Always document damage with photos—especially roof and car damage—so your claim is backed with evidence.
Flood Coverage Explained
Floods are among Australia’s costliest natural disasters. Most home and contents insurance policies offer some form of flood cover, which may include:
Temporary accommodation
Repairs or rebuilding
Replacing damaged contents
Cover for spoiled food or medications
Flood risk can affect your premium, so if your area is high-risk, you may pay more for coverage.
What Coverage Applies to Burst Pipes?
If a pipe bursts and causes damage, you may be covered under:
Dwelling insurance – to repair the structure of your home
Contents insurance – for damaged belongings
Loss of use or Additional Living Expenses (ALE) – to cover temporary accommodation, meals, and travel if your home is uninhabitable
Coverage depends on whether the event is considered accidental and sudden—ongoing or preventable damage may not be included.
Making a Claim: Example
If water from a burst pipe damages your floors and ceiling, and the total repair costs are $3,000 with a deductible of $1,000, your insurer would cover the remaining $2,000—provided it’s a covered event.
Renting? Here’s What You Need to Know
If you’re renting, you don’t need building insurance (that’s your landlord’s responsibility), but contents insurance is highly recommended to protect your personal belongings.
Tenant insurance can cover your furniture, electronics, clothes, and other items in the event of water damage or other insured incidents.
Does Insurance Cover Sewer Line Damage?
Sewer line damage is only covered in limited situations. Standard homeowners policies usually don’t include this unless the damage is linked to a listed peril, such as:
Fire or lightning
Explosion
Vandalism
Accidental discharge of water
Weight of ice or snow
Freezing
Damage caused by maintenance issues, wear and tear, or blockages due to neglect (like flushing grease or debris) usually isn’t covered.
You’re typically responsible for sewer lines within your property boundary. Anything beyond that point may fall under your local council or utility provider’s responsibility.
Sewer Line Insurance Costs
If your policy includes coverage for “other structures,” sewer line damage may be covered under this clause—usually up to 10% of your total insured home value. For example, if your home is insured for $600,000, up to $60,000 may be available for items like sheds, fences, or sewer lines.
Most sewer line replacements cost between $3,000 and $6,000, so this limit may be sufficient, but check your policy carefully.
What Plumbing Issues Aren’t Covered?
This is crucial: insurance does not cover gradual damage or damage due to neglect. That means if your plumbing issue could have been avoided with regular maintenance, your claim may be denied.
Make sure you:
Review your policy’s PDS (Product Disclosure Statement)
Schedule regular plumbing maintenance
Repair small issues before they escalate
If your current insurance doesn’t cover what you need, consider reviewing and updating your policy to include coverage for common plumbing problems.
